Material Selection
The choices range from asphalt shingles, wood shakes, clay tiles, galvanized steel panels and powder coated aluminum panels. The most important trend to note, however, with home-construction materials in general, there is an increasing move towards engineered roofing materials. This change is being driven by a few different factors. One is simply the high cost of wood. The second is that in many cases, codes now mandate the use of fireproof construction materials. And third, people understandably want to build with materials that not only look good but will hold up during our most severe weather conditions.

Metal Roofing

Metal is a great choice for any home or building in South Florida. Fortunately, in terms of products available, there is much to choose from between the galvanized steel at the low-end and the copper clad products at the high-end. There are a variety of powder-coated steel roof "systems" on the market, some very cost-effective variations on the galvanized sheet-steel theme. Others are factory-built standing-seam roofs, custom made to your house or building. The advantage of these systems is that they require no special fabricating equipment, are extremely durable and can be installed by any qualified contractor.

In addition to standing-seam roofs, several types of metal shingles are also available such as interlocking copper shingles which is commercially, as well.

Copper Roofing

Thanks to advancements made in recent years, copper as a roofing material is now more affordable. The reason for this is because lightweight copper shingles have become widely available and the public demand has created more efficient manufacturing facilities to meet the needs of the marketplace.

Traditional copper roofing was out of most people’s price range, but copper shingles are much more affordable. Because copper shingles are able to stand up to the elements so well and because they are long lasting, these shingles are far more cost-effective than shingles that are made of wood, asphalt, or tile.

If you are building a roof to last for long time, copper roofing is probably the best choice for you. Some estimates put the lifespan of a copper roof at 100 years.

Additionally, as an accent to a standard style roof, such as tile or metal, is to add copper accessories such as cupolas, scuppers, roof vents, leaders and downspouts. Nothing says elegant quite as beautifully as copper.

 

Concrete Roofing Tiles

Concrete and ceramic tile roofs are found throughout the Mediterranean and Southern Europe. And as is easy to see South Florida has been heavily influenced by the Mediterranean Revival.  Barrel tiles, the most common type of ceramic tile, resemble half cylinders about 16 inches long.

Tile roofs are quite heavy, so the roof framing must be stout enough to support the load. Waterproofing is achieved via a waterproof membrane laid directly on the roof sheathing. Then the clay tiles are laid one by one in a pad of mortar. Tiles turned upside down form a trough, which is then covered by tiles laid right side up. The whole process is quite labor intensive, which makes an authentic tile roof quite expensive.

In addition to barrel tiles there are a number of variations of clay roof tiles. Some are shaped like thick shingles, some like slates. A high-quality tile will be hard-fired. Thus such tiles are suitable for southern climates. All high-quality tile roofs are expensive; both in terms of the material and the installation, and so clay tile roofs are one of many indicators as to the quality and attention to detail a home has been designed.

Yet in the long run the most expensive might be the most cost effective, since you can expect to get 60 to 80 years or even more out of a well installed tile roof.

Concrete Roofing tiles come in all different styles. They often don't look like tile at all. Texture, hue and shape are no problem with concrete roofing tiles. Shingle, shake and slate are just some of the varieties of tile. Spanish mission tiles can enhance the look of your South Florida Style home. Cedar shake tiles will compliment the look of your country hideaway. Classic tiles can blend in with any style house. The limits are there are no limits.

Accessories

When selecting a roof shingle or any roof covering system, it is equally important to consider a proper ventilation system which will exhaust excessive heat and moisture. Condensation and heat build-up in the attic can reduce the effectiveness of insulation and damage roofing components causing rafters and sheathing to rot and shingles to soften, curl and buckle. Not to mention the heat gain in the residence, forcing the air conditioning system to run even longer. When replacing or installing a new roof, it is an excellent time to evaluate other roofing projects such as a gutter protection system, gutters and downspouts, skylights or sun tunnels. It is more economical and convenient to have these enhancements installed with a new roof.
